Real Estate Trends for Bangalore from 2007 to 2011

Let me share with you Bangalore Apartment price trends since Jan 2007. I have compiled data from 2007 to 2011. Hope it is helpful.

Frankly I am not seeing too much hike in real estate rates in bangalore since 2007. Way back in late 2007 rates hovered around  2400 to 3000. Today the rates are at  2500 to  3600. At the upper end rates have gone up by 20%. But on an average since 2007 rates have gone up only by 10%.  
The Reason, I guess is the 18 months slow down from mid 2008 to end of 2009. In fact rates  crashed in early and mid 2009.  Rates went up in 2010  to late 2007 levels. But 2011 was more flat movement, owing to higher interest rates.

  1. so the end of the story is no great appreciation in the rates since 2007?? we are stil getting appartments for Rs 2500-3000/sq ft

    Yes! surprisingly yes. 2006 and 2007 saw mad surge in rates. As we all
    know 2008 witnessed major slow down in Global economy. Infact in 2008
    rates plummeted in bangalore real estate. The situation stabilized
    only in 2010. Rates recovered to 2007 levels. 2011 saw interest rate
    hike and as a result grown has been flat.
    As a result Flat rates in 80% of bangalore is on par or just 10% higher that 2007.

  3. At the lower end , your quote is correct. Apartments are still lingering at 2500 in some area of the city. But the top line is closing at 4000 right now. Overall good observations.

  4. Cool data. North bangalore at present seems to be appreciating quite well. Any idea on south bangalore like ecity, hosa road in the coming years.

    1. Yes! You are right. North Bangalore is appreciating quite fast.Areas like HBR Layout, Hennur Main Road, Horamavu, Hebbal, Yehlanka are moving up.
      South Bangalore areas like Ecity and Hosa Road are either flat or have gone down a bit last year. Hosa Road connects Hosur Road with Sarjapur. Its a good place to invest. Ecity valuations went down last year. Its wait and watch for Ecity as far as I am concerned.

    2. Hi Vijay, What is your view of Yelahanka-Dodbalapur road? What kind of appreciation can we see in next3- 4years? There is a project by Shriram quoting 3000/- per sq ft, is it worth? Also is it worth paying 4300 per sq ft for NCC project to be started in OOR near KR Puram station?

      I expect Yelahanka--Dodbalapur road rates to appreciate quite well in future. North and East bangalore is expected to see substantial rise in coming years. To put down in percentage terms is tough. Sarjapur rates appreciating by 8 times or 800% from 1999 to 2011. That is 400 per sq feet to 4000 per sq feet.But for the last 1 year its flat.

      One thing I can say with degree of confidence is appreciation in Yelahanka area would be almost on par with appreciation in North bangalore.
      Shriram rate seems to be slightly on higher side.But its close to the on going rate in the area. Most projects in the area is around 2700 to 2800.


      Question 2: NCC project to be started in OOR near KR Puram station?
      4300 per sq ft seems to be on the higher side. I am not sure whether it is worth paying so much. KR Puram is a congested area too.

If you are planning to buy a property in Bangalore it is an ideal place. There are many 2BHK apartments in Bangalore or 3BHK apartments in Bangalore which are available in Yelahanka.
